In Hawaii, if you are buying a condo, the view is everything. You want to buy on a high floor and want to know what is in front of you and the potential risks that a developer could scoop up the land and develop a high-rise to block your view - a huge downside risk to the value of your property. My unit in Oahu has unobstructed views of the ocean to the front and Diamond Head to the left. It is a quiet 36-story building with only 5 units per floor - I am on the 27th floor (3rd stack). It has a 127 square foot lanai (Hawaiian for “balcony”).
The risk of development to obstruct my views is minimal - to the front of me is an elementary school, Kapiolani Park, and the Honolulu Zoo - all state-owned land that has remained as-is for the past 50+ years. A lot of new development in Honolulu (especially the hip Kaka’ako district) has no assurances that a great view today won’t be blocked in the coming years as there seems to be no end-in-sight to high-rise development.
Slowly but surely, the place has been furnished with more to come…
